1. How do I get involved in my community?

Join the community in updating the Routt County Master Plan!  Visit the Master Plan website for more info.

Serve on a Board or Commission!  See the available openings here.

2. Can I have a greenhouse on my property?

Greenhouses are allowed on all parcels in Routt County. If it is on a vacant parcel that is less than 1 acre, approval from the Planning Department may be required. A permit for the structure may be required by the Routt County Building Department. If it is to be heated or has plumbing or electricity, building permits for that work will be required. Please get in touch with the Planning or Building Departments if you have additional questions.

3. What is the zoning of my property?

Zoning Maps are available by clicking here. Click on "I Accept" at the bottom of the page. Navigate to the parcel you are looking for information on by using the zoom and pan functions or search by parcel identification number (PIN) or by owner’s name. Click on the parcel that you want information on. An information box will pop up. At the bottom of the box the zoning will be shown.  

4. Can I have a secondary dwelling unit on my property?

Secondary dwelling units are permitted in certain situations and are subject to specific standards.  Please reference the Secondary Dwelling Unit guide for an overview of those standards.

Separate restrictions apply on lots that are 70 acres or larger. Certain exemptions apply for secondary dwelling units constructed prior to June 1995. For additional information please contact the Planner of the Day at (970) 879-2704 or email.

5. Are there restrictions on my land?

All land within unincorporated Routt County falls within one of 14 zone districts. Each district has a list of permitted uses and uses that are allowed by permit when approved by the planning director, Planning Commission, or Board of County Commissioners. Each district also has development restrictions such as minimum lot area and frontage, minimum setbacks from property lines, and maximum structure height. In addition to zone district standards, there may be other restrictions that apply to your property, such as waterbody setbacks, floodplain standards, and skyline height restrictions. Please note that in many cases, subdivision covenants may further restrict your property; however such restrictions are not monitored or enforced by Routt County.
